What We Do & How We Can Help!
3. Is A “We Buy Houses” Company Right For Me?
“We are not desperate to sell our home, nor are we in a hurry!”
Believe it or not, the majority of sellers we have purchased houses from in Connecticut – Fairfield County, New Haven County – Hartford County were not desperate to sell (at all), nor were they trying to escape foreclosure. Most of our clients choose us simply because they either have had bad experiences with listing their house with an agent, or they just don’t want to deal with repairs, constant walk-throughs or the many hassles one experiences selling a house the traditional way.
Because we buy houses in any condition, as is, no matter the circumstance, location or issue you are facing (if any), we often are a great option to consider to sell quick, and with ease.
Let us figure out the numbers and how much we can offer you in cash for your home in Connecticut or the surrounding area, and we will advise you if listing with an agent would be a better choice or not. After all, it doesn’t hurt to get an offer from us as our offers are completely free without any obligation to accept!
4. Why Should I Choose You?
Honestly, you absolutely do not have to choose us! And we may not be the best fit. We prefer when meeting with a potential client to have an open and honest dialogue about the property and your goals. We will then continue to have an open and honest conversation about what the best path is for selling your property based on your actual goals…even if that does NOT involve selling to us. Yup! We will talk to you about what actually works best for you regardless if we make money or not. Often times we are the best solution and buyer for your property but in the instances we are not, we let you know upfront and talk to you about how to achieve YOUR goals the quickest and easiest way – even if that doesn’t involve us.
I will however tell you how we are different from the rest:
We Are The Top Ranking Home Buyer In Connecticut!
I know I know, everyone says this, but I am sure you saw this yourself when you found us online at the top of Google! What does this mean? It means that the many people that have dealt with us before you have loved us and that we are the popular and relevant choice for folks in Connecticut – Fairfield, Litchfield, New haven, Hartford Counties looking to sell their property. Couple that with our Better Business Bureau A+ Rating, Google 5-Star Reviews, and Local Press mentions by NBC, FOX, CBS, and ABC, and you get the Top Ranking Home Buyer in Connecticut and the tri-state surrounding areas.
We focus on you!
We are genuine and we are honest and we care. We are investors. Of course we need to make money, but that doesn’t mean it has to be at your expense, and that doesn’t mean we cannot go out of our way to genuinely help you without expecting anything in return!
So no, you do not have to choose us, but if you do want to choose us, just fill in this form and we will take care of you.
5. Will Cash Home Buyers List My House On The (MLS) Multiple Listing Service?
We will not list your house on the MLS. We are not agents. Our intention is to buy your house in cash, and then renovate it similar to your favorite HGTV flip show and then resell it. We have many solutions to buying your house, including seller financing, wholesaling and of course buying it for cash. All this ensures you will get your house sold fast!
6. How are you different from a real estate agent?
An agent does not actually buy your house. Agents market your house on the Multiple Listing Service (MLS) in hopes a buyer will be interested. Agents charge large commissions and fees. Listing your house in Connecticut and the surrounding area with an agent means you pay closing costs, title fees, and have to tolerate countless walkthroughs while the house is on the market for months.
We are a local family owned business with the cash and decades of experience buying houses, renovating and then putting them back on the market to sell at a profit. We are cash buyers and investors. We are the ones actually buying your house. We skip the entire “agent” process and jump immediately to the offer and closing on your property you have for sale in Connecticut – Fairfield, Litchfield, New haven, Hartford Counties. We cover the conventional expenses associated with selling a house like attorney closing costs, title insurance, and inspections. The most notable difference is that we do not charge you any fees or commissions. As mentioned, we skip the entire “agent” process and our service costs $0.
7. Should I just list my house in Connecticut with an agent?
Well…maybe. We are often the best solution but not always, and we will be up front and tell you directly what will work best. We prefer when meeting with a potential client to have an open and honest dialogue about the property and your goals. After that discussion and an analysis of the property, condition, and your goals, we are happy to provide you with our professional recommendation…even if the answer is “Yes, based on your property condition, situation & goals, a professional local real estate agent is the best choice for you.” We will even recommend ours that happens to be ranked “Best Agent in Connecticut.”
Many people do not understand the advantages and disadvantages of listing a house on the MLS. Below is a comparison chart of some of the benefits of selling to a Cash Home Buyer such as StateHomeHomeBuyer.com.
8. How Do I Sell My House Fast For Cash?
We have created our Exclusive 3-Step Fast Cash Home Buying Program that will quickly and easily allow us to make you a fast, fair, and all cash offer on your property with complete transparency.
Step 1 is for us to speak to you a bit about the property and its condition which will allow us to do a “market analysis on your house.” This is simply looking at similar houses sold in your neighborhood and comparing condition, size, and other attributes which helps establish the value that then leads us to Step 2 – Making A Cash Offer.
If you accept that cash offer all there is left is Step 3 which is to receive your money at closing.
For more information visit our “How Do I Sell My Connecticut Area Property“ page if you have not done so already and it is loaded with details including a real life cash offer.
Now you must be wondering:
“Well, what happens after I fill in your form?”
Watch the video below for a very easy-to-understand and follow bird’s eye view of what happens after you fill out our form.
9. Are there any obligations after I fill in the form?
There are no obligations, at all. We understand that you have options. We know we have competitors and that you may be looking at a Real Estate Agent as well. To distinguish ourselves from those, we make sure you know there are no costs to you. No commissions, No Fees, and No Costs – Ever! You truly and absolutely have nothing to lose. We make you an offer and if you accept the offer, great! You will get your cash quickly. If you don’t accept the offer, we will do our best to guide you in the right direction for your home sale.
10. Do I Need To Clean Before I Move Out?
Nope. Don’t worry about a thing. Take whatever you want and feel free to leave the rest. And we mean it. Food in the fridge, clothes on the floor, mattresses, desks, furniture, heck we once found a dead rat in the ceiling (they bounce by the way when they hit the floor and contractors are not as manly as they pretend once a dead rat has bounced onto their foot). Believe me when we say, we have seen it all. So why not make things easier and just take what you don’t want to part with and let us deal with the rest?
11. Are there any fees or commissions to work with you?
NOPE! There is no money out of your pocket. Zip, Zilch, Nadda! $0. All fees are paid by us such as attorney’s fees, title insurance, and other closing costs. (We will hopefully get it back when we finish renovating your house and ultimately sell it to someone else).
12. Do you pay fair prices for properties?
Very good question. Yes we definitely pay fair prices. But please know there is a difference between a fair price and market value. If the house is in bad shape, we take the market value of the house and subtract all the costs of repair needed, our profit, and expense to resell the house, and we come up with number that obviously is a fair price.
We have the entire process fully laid out and fully transparent in our “How It All Works” page that actually includes a real life cash offer example.
For more information on fair offers and all the costs associated with selling with an Agent, I have written a guide so you may see that selling your home on the open market comes with quite a lot of commissions, fees and expenses.
13. My house is in terrible condition, will you still buy it?
We buy homes in Connecticut – Fairfield , Litchfield, New haven, Hartford Counties and the tri-state surrounding areas in any condition good or bad. We are mainly flippers, so the more damage and mayhem, the more attractive your house is to us. So, Yes, absolutely! We’d love to buy your house even if it is in bad shape, terrible shape or falling over shape. You may be surprised by how much we will offer for your house! Just fill in our form and see how much we will offer you in cash for your house in Connecticut – Fairfield , Litchfield, New Haven, Hartford Counties and the tri-state surrounding areas!
14. How do you determine the price to offer on my house?
This is more thoroughly covered in our “How It Works” Page but….
Basically: Our Exclusive 3-Step Home Buying Program Offer Calculation
- We Determine The Market Value Of Your Home In Connecticut or the Surrounding Area.
It all starts with a CMA (Comparable Market Analysis). We look at all the houses that have recently been sold within a 0.5-1 mile radius of your house (the closer the better), that are very similar (comparable) to your house, (same square footage, number of beds/baths etc.). We also look for any property in the same area that looks like HGTV just gave it a top/down makeover.
We then look at their sold prices of both kinds of property. This gives us a very accurate market value of your house “as is” in condition similar to neighbors. The HGTV style neighbors that sold allow us to figure out what is the maximum value your property might be once it is fully fixed up just like that HGTV neighbor.
- We Determine The Cost Of Repairs.
The cost of repairs is the cost associated with bringing your house to a very similar condition as all the HGTV houses in your area that are similar to yours that have recently been sold. This is how we make money is that we will buy your house and renovate it and resell it. During the walkthrough, we note what needs to be repaired. Since we are also contractors and have been remodeling houses for decades, we are able to evaluate this quickly and accurately and without a “whole committee” or “delegation” in order to get you an offer.
By renovating the property in house with our own people and knowledge, we are able to keep our renovation costs down. This ensures that we are able to make the highest offer when we present you with our cash offer.
- We Make You An Offer.
Based on our findings which we share with you, we present you with our offer. Our offer comes with complete transparency including our costs for sale, renovation costs, and even profit. Remember, there is absolutely no obligation to accept.
Because we are transparent, we explain in full detail how we came up with the offer and show you the repairs and the similar sales in your market we used to calculate value. The offer has no obligation to accept. You can either accept the offer or decline it without cost as everything is free to you.
If you accept the offer, we can discuss a closing date where you will receive your cash and be completely done with the house! Congratulations, you just sold your house without any hassled, fees or commissions. Here you will find an actual example explained in detail.
How we determine the Offer price is more thoroughly covered in our “How It Works” Page if you would like additional details.

15. Here is a popular question:
“How many houses do you buy and what will you do with my house?”
—We get this question – all – the – time!!
We look to buy 2-3 houses per month, but we have the capacity to buy many more if available including entire portfolios of properties 10, 25, 50, 100+
And what we do with them? Simple. We buy them, rehab them and sell them again at a profit. We refurbish and bring new life to neighborhoods. Ever watch one of those renovation shows on HGTV? Between us, our full time team of 9, part time team of 6, and numerous sub-contractors, we are able to transform properties to better than new condition. Good for the people, good for the economy, good for everyone!
